5-Year Driveway Warranty

Blacktop Concepts has been paving driveways since 1978. With over 40 years of experience and by incorporating the latest technology, we build driveways that will stand the test of time. While we strive to build the perfect asphalt driveway we understand the climate we live in is harsh on our homes, cars, yards, decks, roads, and yes, our driveways.

Each driveway we pave comes with a 5-year guarantee for alligator cracking and breakup.

What the Guarantee Does cover

We are guaranteeing that our driveways will not show alligator cracking or break up over the first 5 years. These are indicators of insufficient base and asphalt thickness and quality. Experience has shown us that if your driveway does not fail in this way over the first 5 years you should enjoy an additional 20-25 years before replacement is necessary.

Many of our competitors only offer a 1-year warranty. We feel that 1 year is not long enough to show signs of premature failure or shoddy workmanship. 5 years, however, allows the asphalt to go through many freeze-thaw cycles which will expose whether the job was done right or not.

It may be helpful to know that no asphalt companies cover what we have listed. We want to communicate clear expectations from the beginning to help you better understand asphalt driveways and the maintenance associated.

We know there is no such thing as “perfect” but we strive to deliver the best asphalt driveway in the industry. We are confident that we deliver the best communication, scheduling, base work, and finished asphalt driveway in the industry. We are looking forward to working with you.

What the Guarantee Doesn't cover

Below are a few items not covered in our guarantee. Our goal is to be transparent and provide information on expected maintenance for your new driveway:

Frost and Expansion Cracking

These are linear cracks that form either as the earth expands and contracts in the fall, winter, and spring or in extreme heat and temperature fluctuation during the summer. These cracks are an easy DIY project and part of the normal and expected maintenance.

(Underground rodents, tree roots, and culverts also contribute to cracking and are outside of our control.)

Driveway Movement

It is also common for driveways to heave and settle as the earth moves and shifts so will the driveways.

Driveways, sidewalks, and roads are not built on foundations that go below the frost line like homes. Therefore we expect them to move with the ground. As the earth expands and contracts so will your driveway. Typically we see driveways rise during the winter and settle back down in the spring and summer.

Note: You may only notice this where the driveway meets the garage. The garage floor is built on a foundation and therefore does not move up and down.

Scuffing and Indentations

Hot days, especially the first and second season for your new asphalt will result in the surface of your driveway reheating and becoming pliable. Tire marks from parking or twisting your wheels. Indentations from kickstand or other pressure points can leave behind scuffs and indentations. They will fade as the asphalt loses its sheen and should become unnoticeable. There is no fix for surface scuffing and indentations and is no reason for concern nor will they affect the longevity of your driveway.

Drainage of less than 2% slope

Our goal is to create the best drainage possible with your driveway and how it works with your landscaping. However, there are situations where the site is very flat or the driveway and garage sit lower than the existing landscaping and or connecting street. In these situations, we will do our best to direct water to the best area but it may be inevitable that a small amount of pudding or standing water remains on the driveway until it evaporates.
